MCS works with servicers throughout the United States and its territories to ensure the properties they are responsible for are preserved and maintained in a manner that complies with the regulatory guidelines for the loan type as well as any code compliance legislation for the area. We work with our vendors to secure the property, remove any debris, conduct regular lawn maintenance and winterize when necessary. We share a common goal of getting a property into conveyance condition.

How you manage maintenance timelines for seasonal changes often depends on the number of properties in a given area. For example, if you’re issuing a large-scale RFP for a community that needs 300 lawns mowed weekly or biweekly, you’d likely start planning in Q4 for work beginning in late Q1 or early Q2. This gives you time to review qualifications and finalize your partner, while providing your partner time to prepare for a successful launch. Depending on the scope and their existing workload, they may need three to four weeks to scale up their team. The same applies to snow removal.
