Show-ready with MCS’s Sparkle-Spiff Program
As part of the SFR property occupancy inspections we conduct, we can also make the most of our time there with our add-on “Sparkle-Spiff” services. Those include a light-touch clean, sweeping front porches, replacing light bulbs or smoke detector batteries as needed, and dusting countertops and other surfaces. This helps make sure the SFR property is always in show-ready condition rather than needing additional work before a prospective tenant tours a property.
Making turns more efficient
Efficient tenant turns lead to quicker move-ins and maximized rental income. One way we do this is by combining an initial scoping visit with other work. If there are items we know we can accomplish during the scoping visit, that means our work starts on Day 0 instead of Day 1, ultimately reducing the total time needed to complete the turn.
This might include simple tasks such as changing locks, installing a new security system and replacing blinds or light switches.
By maximizing touches we’re curtailing the amount of traffic coming and going from the property, which appeases the surrounding community.

Gathering data and inventorying
Making the most of service visits isn’t just about work that needs to be completed now. It’s also a great opportunity to take stock of an SFR property, gathering information and capturing data to see what will likely be needed in the near term and even further out.
For example, MCS can inventory systems and appliances, gathering data on the assets and their age to estimate when they may need to be replaced. And because some SFR property owners/operators prefer a specific brand for all major appliances across properties, this type of inventorying helps them determine if/when it’s time to make the switch.
Maximizing touches during maintenance
A maintenance visit for one issue can lead to an opportunity to make other fixes at the same time—or at least to gather the data needed to make the next trip more expedient. A technician may go to repair a toilet, for example, and be informed about a ceiling fan that’s also broken. Or they may see that AC filters need to be changed and check smoke detectors while on site. Even something as simple as swapping out AC filters can have a big impact by extending the overall life of the unit and saving you money over the long term.
Bottom line: Determining if there are potential problems that could cause maintenance issues or expenses in the future that we can check on while we’re already there cuts down on repeat visits.
