Residential Services at MCS: A Q&A with Andrew Nolan
Even amid industry challenges and shifting business conditions, MCS’s Residential business, with a primary focus on the Single-Family Rental (SFR) industry, experienced another year of exponential growth in 2024. Andrew Nolan, MCS’s President of Commercial and Residential Services, walks us through the year’s biggest accomplishments and innovations and explains what the business line will focus its efforts on in 2025 and beyond.
What were the biggest highlights for the residential business in 2024?
For starters, we grew at about 100% year over year, so doubling the business again this year is something we’re definitely celebrating. We successfully weathered some challenging market conditions, including elevated mortgage rates, which prevented many SFR owners/operators from adding to their inventory. As a result, we had to pivot our customer base to different verticals, such as REO, student housing and restoration. Adding new customers, expanding into new geographic markets and adding services that benefit our customers also helped. And some of our customers brought us into new territories in 2024 based on our performance—another cause for celebration.
What initiatives stood out as highlights this year?
We’ve streamlined our processes by moving all of our operations to our Salesforce tool, and we’re finalizing the integration between Salesforce and our Enterprise Resource Planning (ERP) platform, which will allow for more streamlined billing, faster invoicing and quicker payments to vendors.
We also continued to streamline the scoping and bidding process. Technology enhancements allowed for some progress, but in 2025, we'll continue to build on that progress by further exploring the integration of bots, artificial intelligence and other tools we’ve been testing.
Our direct-to-consumer offering in Phoenix gained momentum throughout the year, and we are making progress in the DFW market. We are evaluating additional markets to expand this service in 2025.
What are your priorities for the residential business in 2025?
I think we’re really interested to see how the market shifts in the new year. In particular, we’ll be watching closely to see whether SFR renovations bounce back, which we haven’t seen since 2022. We’ll also continue to expand in other markets, like North and South Carolina, and go deeper in some of our existing markets in Florida and Texas. We’ll also explore how we can assist apartment and student housing operators as the services they need are the same we provide for the SFR industry.
Streamlining our processes for our service partners will remain a focus as well. We compensate our partners well for their work, and they enjoy working for us—and we want to keep it that way. The technology enhancements we’re investing in will make it even easier to work with us.
