Pitfall #3: Skimping on documentation
Simply put, your photos must tell your story. For example, you might note that there’s a branch hanging over the roof. But you’ll decrease the odds of your bid being accepted by not zeroing in on the critical ones: the allowables. They’re usually things like grass cuts and overgrowth removal or safety features like lockboxes.
